TERM RATES. We
have a range of houses and bedsit properties close to the
University. Our rates are
fairly uniform across the range and start at around £35
per week (bills excluded, see below) for single occupancy
rooms. Shared bedrooms (doubles or twins) start at about
£40 per person per week. We can also arrange a house
so that a couple can have their two rooms laid out as a
bedroom and a private lounge or study.
SUMMER RATES. Occupancy is greatly
discounted over summer so staying in Huddersfield for the
vacation can be quite inexpensive.
As with most private landlords, we charge a nominal retainer
fee over the 'empty' summer period of £15 per week
per person for the 10 week period (£150). If you want
to extend your contract and stay in a room over the summer,
rates are negotiable, depending on the
property, duration and room size.
Shorthold Tenancy Agreements . We rent out houses on a single contract basis and exclude bills. Normal bills, averaged out over the 42 week contract tend to be about £40 to £50/month depending on number of bedrooms. That's well under a tenner per person per week.
Most properties are connected to BT,
though individual student contracts are required with BT
for the service. All properties are also connected to the
Virgin Cable/Broadband network, supply would be via individual
contract between students and Virgin.
FREE BOOKING. When you book a room
with us, we ask for a £100 deposit until you arrive.
This is then deducted from your first terms rent.
There is also a summer retainer fee of £150 (10 weeks at £15/wk). When you move in, we ask for a £200 Bond which is
kept in the new Government Bond scheme and which is returnable at the end of the contract, subject to the property
and it's contents having suffered no more than fair wear
and tear. An inventory is taken at commencement by the landlord
to ensure fairness.
NO HIDDEN FEES. Your deposit is deducted
from your first terms rent and there is NO non-returnable
